| hi i wonder if there is an heating expert out there. i have an baxi 105e combi, the radiators in the house are only just warm except for one which gets hot . the thermostat downstairs is only reaching 16 degrees even tho set at 21 . the boiler thermostat kicks in at 40d stays on for only 30 seconds as it reaches 80 then goes off the pump seems to be working as its hot an can feel a slight vibration in the casing. i thought the boiler would stay on to reach the desired temp? presure on boiler seem to be ok around 2.5 any ideas would be great as its fooking freezing also hot water keeps droping in temp cheers

| Hi hare and hounds in a heating engineer the pressure should only be at 1 to 1.5 bar if the boiler is fireing up then cutting out it might be your thermol sensing switch.

| sound like a pump problem or a blockage,if boiler is getting upto 80deg within 30 secs then you've got no circulation happenig and the heat can't get away from the boiler quick enough.very easy to check if you know what your doing,if you don't it would probarbly be better getting somebody in.check the big national companies for price as an independant could name their price on something like this

| Turn the boiler on and get a flat head screwdriver unscrew the pump nut but put a towel over the flap on the boiler unscrew the nut and you will see the pump spinning if it's not turn it with your flat head once it's turning screw it back up and wipe down

| You do know it's illegal to touch a gas boiler unless you're qualified to a minimum nvq level 3 ?

| one thing you can do yourself is check the condenser pipe outside the house isn't frozen, v. common problem this time of year. The boiler trickles water out of these things and if they're not lagged they can freeze and stop the whole thing working, some warm water poured over it should do the trick.
