Leeds RUFC Ltd runs Leeds Carnegie RUFC, has sod all in the way of any assets and relies on direct and massive subsidy by Paul Caddick and Leeds Met to survive given the losses made. I believe the company is now owned directly by Caddick group rather than as a subsidiary of Leeds Rugby Ltd as it used to be before a controlling interest was sold to Leeds Met University - who subsequently gave it back when they realised what a turkey they had bought. The company pays rent to Leeds CF&A (the Rhinos) - but probably not at a market rate.
Since Leeds own their own ground and have to pay for it to be developed themselves it isn't as easy as, say, abandoning one's own historic stadium to move into a new football ground being built nearby where one doesn't have primary tenancy. But those are the challenges homeowners face that tenants do not.

Lurking is a much under rated pastime young Warrior.
You could learn much from cruncher, who I suspect spends much of his time in dark corners, although to be fair, your description of him as a whopping great big dump is a tad cruel.

And yet we are still able to offer cheaper ticket prices despite being the poor tenants!
